Thinking about staircasing?

Staircasing means buying more of your home bit by bit - until you own it outright if you want to.

• The more you own, the less rent you pay.

• You can buy in stages or go straight to 100%.

• Costs include valuation, legal fees, and a £185 admin fee.

• The process is simple: get a free estimate → speak to a mortgage advisor → get a formal valuation → apply → complete.

• Once done, Sparrow updates your account, and if you fully own your home, you’ll need your own building insurance.

Selling (or “reselling”) your home made simple:

• You choose your estate agent and manage the sale.

• Steps include checking your Land Registry status, getting an EPC, requesting a valuation, and finding a buyer.

Costs to expect: valuation (£200–£300), estate agent fees (~1%), legal fees, and admin charges like the £150 management pack.

• Sparrow helps with buyer checks and legal bits but doesn’t manage the sale itself.

• Tip: Use an estate agent who knows shared ownership—it’ll make everything smoother.

• If you're unsure: we offer a free estimate to help you understand potential sale value before committing. Just ask your housing officer or our customer service team.

Your rent reflects the share of your home you don’t yet own. So, if you own 50%, you’ll pay rent on the other half.

Your lease may also include a service charge - this helps cover things like communal repairs, cleaning, and building insurance. Even if you own 100%, you might still pay a service charge (especially in flats).

The easiest way to pay your rent and charges is via Direct Debit. You can set one up and view your payment account on My Sparrow.

All Sparrow flats follow a Stay Put policy.

If there’s a fire in a communal area, it’s safe to stay put unless the fire or smoke is affecting your flat directly.

Your building is designed to contain fire and smoke, giving you time and protection.

Keep communal spaces safe:

• 🚫 Don’t store anything in riser cupboards – they need to stay clear for fire safety systems.

• 🚭 No smoking anywhere within or near the building, including waste and cycle stores, stairwells, and corridors – it’s a fire risk.

• ♻️ Keep waste away from flammable materials – and never leave it blocking exits.

• 🚲 Cycle stores are for bicycles only – no storage of large items, furniture, boxes, or anything flammable (including motorbikes and e-scooters).

🚪 Keep corridors clear – no doormats, shoes, or plants. Fire services need full access in an emergency.

We carry out regular checks and follow strict safety standards. If you ever spot something that doesn’t feel safe, let us know straight away.

So, you can feel confident that your home is safe.
