Rent and Service Charge Analyst, London HQ
We are looking to secure the services of a Rent and Service Charge Analyst. Reporting to the Financial Controller this role responsible for setting service charges, analysing any management company charges and identifying any additional services which need to be provided by Sparrow and estimating their cost. The role will be responsible for producing clear and accurate service charge budgets, which are simple and easy for residents to understand.
Using knowledge and understanding of legislation, regulation and best practice to ensure Sparrow’s rents and service charges are compliant. Provide advice and assistance to colleagues on potential service charges on future bids.
As a Rent and Service Charge Analyst, you’ll be accountable for the following
- Service Charge Estimation: accurately estimate service charges based on actual costs, ensuring alignment with financial budgets, legislation, and agreements
- Budget preparation: prepare service charge budgets for new schemes and potential future bids, ensuring feasibility and compliance
- Reconcilliation and reporting: reconcile actual service charge costs against estimates and produce timely year-end accounts
- Rent Compliance: ensure rents are set compliantly with legislation, regulatory requirements, and shared ownership lease policies.
Skills & experience required of the Rent and Service Charge Analyst role:
- Knowledge of the affordable housing sector, regulatory and legal requirements and an expert understanding of service charge legislation and practice
- Experience participating in rent reviews for various tenures
- Experience preparing year end accounts in a timely manner
- Knowledge of housing management systems
- Knowledge of rent setting for various tenures
- Strong Microsoft Excel skills; VLookUps, Pivot Tables, Conditional Formatting etc.
- Ability to work independently, whilst being comfortable asking for help or guidance when needed
- You are self-driven, accountable and embrace change and opportunity
- You are pro-active and take a creative approach to relationship-building and problem solving
- You have a natural customer focus and it is a consideration in all that you do
- You are self-assured and tenacious as a lot of what you’ll be doing will be following up with colleagues and/or third parties such as management companies or developers.
